Developer pivots to condos for Gulch tower project midway through construction

A Texas-based developer has shifted gears on its 29-story Gulch tower midway through construction.

Endeavor Real Estate announced that its second Gulch tower, called Pullman Gulch Union, will be offered as a condominium tower. Previously, the real estate firm had planned to market the units as apartments.

Condo sales have commenced on the 300-unit high-rise, located at the corner of 12th Avenue South and Demonbreun Street, with prices starting in the $400,000s. Brentwood-based Parks Real Estate will be leading condo sales.

Pullman Gulch Union will be the first for-sale condo opportunity in the Gulch since 2015, according a spokesperson.

“We’ve been watching the Nashville high-rise condo market closely for nearly a decade and have seen a real shortage of supply here relative to other cities of the same caliber,” said Jamil Alam, managing principal of Endeavor Real Estate, in a release.

Pullman Gulch Union will be the second tower in Endeavor’s Gulch Union district. Gulch Union’s first phase, office building 1222 Demonbreun, opened in December 2020 and is now more than 90% leased.

New renderings have been revealed for the 29-story, 300-unit tower, which is now being offered as a condominium.

The condo building, designed by Dallas firm HKS Inc., will offer a rooftop swimming pool, two pickle ball courts, outdoor green space and dining, as well as a coffee shop on the lobby level.

Last year, the Texas firm landed a $110.15 million construction loan from IBC Bank to construct the 29-story residential building. The tower is expected to be completed by mid-2024.

The real estate firm was also responsible for the development of 1200 Broadway, a residential and office tower anchored by a Whole Foods that sits at the gateway to downtown.

“We’ve been developing in Nashville for several years now and plan to be around for quite a while, so our objective was simple: build a thoughtfully-designed, quality product that residents have been asking for in a location where locals and newcomers alike want to be,” Alam said in the release.
