Major Gulch developer pays $31 million for 7-Eleven on Broadway

A major Gulch developer paid $31 million for the 7-Eleven convenience store on Broadway, according to Davidson County records.

Texas-based Endeavor Real Estate, who developed the mixed-use Broadway tower anchored by a Whole Foods, bought the downtown property, according to Davidson County records.

The seller was 7-Eleven Inc. The company paid $7.85 million for the 1.18-acre property, located at 1101 Broadway, in January 2018, according to Metro records.

Endeavor Real Estate is leading the development of Gulch Union, a three-phase mixed-use development in the Gulch.

Gulch Union’s first phase, office building 1222 Demonbreun, opened in December 2022, and the firm’s 29-story residential tower, Pullman Gulch Union, is expected to open in May of next year.

In September, the developer shifted gears on its residential building midway through construction, announcing that the 300 units will be offered as condominiums instead of the originally planned apartments.

The 7-Eleven site, which also houses an Exxon gas pump, is located across the street from the Whole Foods tower and less than two blocks away from the company’s two Gulch towers.

The third phase of Gulch Union is in the design phase with plans for a high-end hotel and residential tower. The 32-story tower is planned to rise at the corner of 12th Avenue and McGavock Street — the recently acquired 7-Eleven property neighbors this site.

Endeavor Real Estate could not immediately be reached on Thursday for comment.
