Déjà Vu site eyed for three towers
A Gulch site recognized for the building that long accommodated gentleman’s club Déjà Vu is being eyed for a three-tower project with residential, hotel and office space, The Tennessean reports.
Austin, Texas-based Endeavor Real Estate Group has a contract to buy the property bordered by McGavock Street on the north, 12th Avenue on the east, Demonbreun Street on the south and 13th Avenue on the west.
Of note, Endeavor is expected to break ground by year’s end on 12th & Broadway, a mixed-use tower to feature apartments and a Whole Foods grocery and to be located at the northwest corner of the intersection from which it derives its name.
The seller will be a partnership including local real estate investors and developers Dave Arnholt and Jim Caden, according to the morning daily.
Endeavor will appear before the Metro Development and Housing Agency Design Review Committee Tuesday, Aug. 1, to request a height variance (specifically, it will MDHA to extend to a greater segment of the site the maximum height of 28 stories allowable under the Downtown Code at the intersection of 12th and Demonbreun), the paper reports. In exchange, Endeavor would deliver a project with a public plaza.
The office building could rise 21 stories on the southwest segment of the property. The residential and hotel buildings would each stand up to 28 stories and include retail spaces, The Tennessean reports.
