Domain to reach new heights with its tallest towers yet

Endeavor Real Estate Group LLC has confirmed plans to construct the tallest buildings at The Domain in North Austin: a combined 618,000-plus square feet in the Domain 11 and Domain 12 office towers.

Domain 11 will reach 15 stories and 312,024 rentable square feet and Domain 12 will soar to 17 stories with 306,881 square feet. Both will rise southeast of the Whole Foods Market Inc. store at the northern end of the mixed-use center, about 10 miles north of downtown off MoPac Expressway. They won’t be far from major offices for HomeAway Inc. and co-working giant WeWork

As Austin Business Journal reported back in January, state filings show a $59 million construction value for Domain 11. But a Tuesday marketing email by Austin-based Endeavor offered the first in-depth look at the company’s plans.

Endeavor is developing Domain 11 and Domain 12 in a partnership with Dallas-based Tier REIT, which will own the properties once they’re completed.

Both buildings are packed with amenities to attract tenants. That includes more than 45,000 square feet of green space spread across three small parks, plus outdoor terraces and workout rooms. Both buildings seek LEED Silver designation for environmental design standards.

Architecture firm Gensler is handling the core and shell design of both buildings.

Construction activity remains hot at The Domain, especially for office space. Domain Tower is under construction at the south end of the mixed-use development while Domain 8 — the 12-story, 290,000-square-foot new Austin home of Amazon.com Inc. and Facebook Inc.— is nearing completion.

On the retail side, Endeavor’s Domain Northside continues to add tenants, including the April 15 opening of Will Leather Goods and a few days earlier the opening of CB2, a Crate & Barrel sister store aimed at young adults.

The Domain may be the most remarkable real estate story in Austin — given that the 300-acre site near MoPac and Braker Lane was mostly undeveloped 10 years ago. Now it’s being referred to as Austin’s second downtown with millions of square feet of new offices and apartments.
